I'm Jason Gruner with Coldwell Banker Southern Realty. I cover the Forest Hills neighborhood in Nashville, TN on a regular basis: every home that lists, every new build under construction, and every home that sells.
The area, the way I describe it
Forest Hills is an incorporated satellite city in Davidson County. It keeps its own municipal government.
The city is mostly steep, wooded hills. Lots are typically larger than the tight urban lots people picture from closer in Nashville neighborhoods. New construction shows up. I treat every new build as its own file. I do not lump them.
I name Forest Hills because it is the neighborhood I publish. I do not steer anyone to a street, a school, or a block. You give me written housing criteria: beds, baths, budget, timing, property type, and I show you the houses that match.

What people ask me to explain about Forest Hills
Its own city government
Forest Hills has its own mayor and commission. City Hall sits at 6300 Hillsboro Pike, at Hillsboro Pike and Old Hickory Boulevard.
Wooded hills and larger lots
The street picture is steep, tree covered hills and houses sited on parcels that are often an acre or two. You are usually buying a house and land, not a tight urban lot next to a commercial strip.
Hillsboro Pike as the corridor
Hillsboro Pike is the main through road I use to describe where a house sits in the city. That is geography. It is not a reason to pick one street over another.
Clear edges I can point to on a map
I describe the city as Old Hickory Boulevard on the south, Granny White Pike on the east, Harding Place on the north, and Chickering Road / Belle Meade on the west. If a listing sits outside those lines, I will say so.
A handful of historic houses still standing
Most early dwellings are gone. The ones that remain, including National Register properties such as the McCrory Mayfield House, Longleat, and the Hibbettage, are landmarks I use to place a file, not a preferred list.
Close to the rest of Nashville
Forest Hills is a satellite city inside Davidson County. I work it every week because the files I publish are here. I do not treat neighboring commercial districts as if they were this city.
