After years of listening to what clients actually want, I narrowed the job to two things. I use aggressive marketing so a listing sells for the best price and terms the closed set will support. I help buyers find off market and coming soon houses in a market that still moves when the number is right.
I am a Luxury Property Specialist and a REALTOR ASSOCIATE® with the National Association of REALTORS®. The awards on the Coldwell Banker side are nice. The file that closed because we priced it on day one is the work I care about.
Live Forest Hills is the public desk for that work: active listings, pending, sold, the market read, and the monthly report. Every listing detail page carries the listing agent and the listing firm. If I listed it, my name is on it. If I did not, the other agent name is on it.

I do not steer. I do not use schools, churches, or demographic language as a stand in for who should live on a street.
